Applying for a pet
In order to have a pet at a rental property, tenants must complete the Request for approval to keep a pet in a rental property (Form 21) and submit it to the Property Manager. In the Residential Tenancies Authority (RTA) fact sheet, it states that Lessors can provide approval subject to reasonable conditions as agreed with the tenant, or refuse the request only based on specific reasons under the legislation. If a tenant does not get a response from the Lessor or Property Manager within 14 days, the request is deemed to be approved.
Pets can only be kept at the property only if you received written confirmation from your Property Manager or if approved on your Tenancy Agreement. Failure to do so will put you in breach of your Tenancy Agreement and could affect your ability to continue living on the property.

If your pet/s are causing damage to the property whether it be to the home or the yard, you will need to ensure this is repaired to keep the property in the same condition as per your Entry Condition Report. If damage is substantial, you could be issued a breach or a dispute resolution to ensure you make the necessary repairs to bring the property back to its original condition.
At the end of a tenancy, the tenant must leave the property in the same condition it was in at the start of the tenancy, apart from fair wear and tear.
